Questions
Six answers.
Yes. Real Property Law § 304 requires a proper acknowledgment before a notary for a deed or mortgage to be recorded, and county clerks reject anything with a defective acknowledgment. Unrecorded, your interest isn't protected against later buyers or creditors.
That's most of what we do. Law firms in Manhattan, title offices in Brooklyn and Queens, bank branches in every borough. We arrive early, work through the package in order and leave it recording-ready.
Yes. A real estate POA in New York must be notarized and signed before two witnesses under GOL § 5-1514, and most lenders insist on their own form. Have your attorney draft it; we'll notarize it before the closing.
Valid, unexpired government photo ID: driver's license, passport, state ID, military ID or green card. For entities, the signatory's personal ID plus the resolution or operating agreement showing authority.
Yes. Commercial leases, corporate deeds, LLC acknowledgments, assignments and construction loan packages, often with several signers and institutional lenders. For large packages, book early so we can block enough time.
Text the new time. There is no fee to move a closing with a few hours’ notice, and we hold the same document list so nothing has to be re-explained at the table.
